The problem The name "Fisherman's House," originally used for the investment project, proved unattractive to potential affluent buyers. Although both the architectural concept and the location were very good, the unfortunate name made the whole project lose its appeal. In addition, the uniform price per square meter on each floor did not reflect the real value of the different locations and suggested that the project was not well thought out. Solution The management team rebranded the project, changing the name to "West Park" and adjusting the marketing strategy, emphasizing luxury and exclusivity. A new individualized price list for each unit was also proposed, taking into account its attractiveness and location in the building. Attractions such as a children's playground and a rooftop sauna overlooking the sea and harbor were also added to enhance the appeal of the development. Results The result of the activities carried out is higher sales of units, increased interest among potential customers, and positive feedback about the project. The name change and the introduction of an individualized price list, tailored to the location and attractiveness of the apartments, have significantly increased the value of the investment. The complete change of the price list, i.e. pricing each unit separately, raised the total value of the investment by 12%. The original naming, branding and marketing strategy did not match the real value of the property, which lowered its perceived value in the eyes of potential customers. The problem The Mill 10 development in Kolobrzeg was located in a place that naturally suggested the need to create housing for the local community. However, the developer's financial aspirations exceeded the financial capabilities of potential local buyers. The idea was based on the synergy between hotel operations and apartment sales. Small apartment strategy and layout optimization: The company developed a strategy focusing on building mainly small, two-room apartments. At the same time, the layouts of all apartments were carefully analyzed and adjusted to make them as attractive as possible to potential buyers. The layouts of the units were designed to be conducive to both short-term and long-term rentals. The goal was to attract investors interested in purchasing vacation apartments, which at the same time was expected to increase potential profits.
